However, for Jill Moylan, CEO and broker for Home Advantage Realty in Columbia, the interest rate hike in March hasn’t tapered housing demand in the area. Moylan said it appears buyers didn’t want to wait for interest rates to get any higher. “If anything, the last rate actually increased buyer intensity and I did not see any slow down,” Moylan said. “We are in a strange new world and old expectations are out the window.” Moylan said that based on buyer reactions across the board, including investors, she expected a similar outcome from the latest rate increase. The Fed has already said it anticipates multiple rate hikes throughout 2022.

Home Advantage Realty opens new branch in historic Blythewood building
Leave it to a real estate expert to land on the charm of an old building for a new business.
That’s the route Jill Moylan took for the newest branch of Home Advantage Realty, the company she started 30 years ago. Moylan is opening a Blythewood office at 212 Main Street. The new office joins existing Home Advantage locations on Devine Street in Columbia, in Irmo and in Chapin.
“Blythewood is a growing community and a very special place,” Moylan said. “It’s retained a lot of its original character.”

SC’s tightest home sales inventory sits in an unexpected place — Columbia
Inventory in the several downtown Columbia neighborhoods has been especially low, said Jill Moylan, owner and broker-in-charge of Home Advantage Realty. In several of Columbia’s most desirable neighborhoods, it has become common this year for properties to stay on the market for just one to three days, she said.
“We definitely have more buyers than homes to place them in,” said Moylan, a veteran of more than two decades in the Midlands real estate business.
